Fill out the forms with all known informarion.
First you and your spouse if applicable sign the Pnformation on Brokerage form.
Next fill out the exclusive right to sell which makes us the agent that can place your property on the MLS we also have the right to take pictures of your home inside and out and place a keybox on your door and our sineage in your yard.
You must cooperate with us to show your home between 9 am and 8 pm 7 days a week. We suggest that you take a trip to the store or a walk (about 30 to 45 minutes) while house is being shown. We will usually give you at least a 1 hour notice to let you get dressed finish eating etc. If we miss one showing it could make a difference in whether your home sells or doesn't.
We will do a market study so we will price your home correctly. You should have a payoff on your home so we will compare the payoff with the market value. We will advise you of needed repairs and or maintenance to give your home the best value. Your home can sell in a down market if you make it clean and attractive. If you do nothing expect to get a lesser offer. Sometimes the outside may need a little paint and the inside as well. Clean or new carpet makes a great appearance when a buyer walks in. If you do the elbow grease you can sell your home when others down the street can't seem to sell.
We also offer an excellent marketing co-op program that starts at $250.00 for each of us at the time of listing that will get us special advertising to encourage other agents that can bring a buyer but are unable to list your home. There is a huge difference in agents and brokerages. Some agents can bring a buyer but are unable to list the home properly. We all have our expertise.
